I am usually not a fan of asking security deposits, because to me it can feel like a lack of trust. It can sound like: “Listen, give me 5,000 euros as a security deposit and then we will see how you behave in the house.” But real experience has shown me that, when handled clearly and fairly, a security deposit is not about distrust; it is about giving trust a structure.

From Party Photos to Clear Principles
The Pool Reality is shaped by real experience. One day, I had to deal with a last-minute booking for one of our villas in Albiterno, and I got a request from an agent of a lawyer working in the film industry in Rome. This guest arrived with a detailed contract and literally changed the contract five times. Maybe this is what lawyers are supposed to do, but I was already exhausted with all these changes going on.
I am usually not a fan of asking security deposits, and unfortunately, after all these years, I completely forgot about this part in the contract. I thought, “yes, this is a serious lawyer working in the film industry in Rome. What can actually happen?”
The morning after check-in, the reality looked different. I received tons of photos from the pool area: swimsuits left floating in the pool, champagne bottles scattered across the garden, and a very nervous cleaner. Then came a very angry property owner on the phone asking me what was going on in his property. The truth is, I just didn’t know.
The only thing I could do was to go straight to the property and ask the tenant what had happened the night before. When I arrived, the guest explained that it had been a birthday party, and they would clean up the mess. The guest was very collaborative, handed over the security deposit, and it never happened again for the rest of his stay. We actually developed a very nice relationship, and I am still in contact with him.
What I have learned from this experience is that a security deposit is non-negotiable. Not because I don’t trust you, but because trust needs a structure around it. Without a structured deposit in place, trust has no anchor.
